The New Zealand property market is changing—and I believe the next few years will look very different from the past.

Gone are the days when owning a property almost guaranteed easy capital growth. Buyers are more informed, sellers are more cautious, and people are taking their time before making one of the biggest financial decisions of their lives.
Technology and AI will play a much bigger role. Buyers will expect better online experiences, smarter property information and faster communication. Agents will use data and technology to understand buyer behaviour, pricing and market trends better than ever.
But I don’t believe technology will replace good real estate agents.
If anything, it will make the human side of real estate more important.
When you are selling your biggest asset, you still want someone who knows your suburb, understands the local buyers, can negotiate when emotions run high and—most importantly—tells you the truth, even when it isn’t what you want to hear.
I also expect housing choices to continue changing. Smaller homes, townhouses, multi-generational living and well-designed developments will become increasingly important as affordability and lifestyle needs evolve.
The future of New Zealand real estate won’t be about simply listing a property and waiting for a buyer.
It will be about strategy, technology, local knowledge and relationships.
The best agents will be those who combine all four—and never forget that behind every property transaction is a person, a family and a story.
