We recently sold a family home at auction for $1,334,000. The property had a CV of $1,450,000, while online estimates suggested a value of around $1,400,000.

The home was tidy and well presented but needed a few upgrades. More importantly, the owners were looking to buy in Australia and didn’t want to miss the right opportunity while waiting for a price the current market may not deliver.
That’s why we recommended auction.
Auction gave them a clear timeframe and, most importantly, an unconditional sale. Once the hammer came down, they had the certainty to confidently make their next move.
But choosing auction alone doesn’t guarantee a great result. You need experienced auction agents who know how to market the property, create buyer interest, follow up every enquiry and build competition. A lot of the important work happens behind the scenes before auction day.
One of the biggest challenges we see is homeowners holding onto a price based on a CV, an online estimate or what their property may have been worth in a stronger market. By the time expectations meet the current market, some of the best buyers may have already moved on.
Every seller’s situation is different. The right strategy isn’t always about chasing the highest possible number. It’s about achieving the best result the market can deliver, on the right terms and at the right time.
Sometimes, the certainty of an unconditional sale today can be far more valuable than chasing an uncertain price tomorrow.
